Greystone is a large planned golf community straddling Hoover and Shelby County. The homes are considerably newer than the ones we work on in Mountain Brook, the lots are bigger, and there is a covenant that governs a good deal of what can go where.

That changes the job in two ways. The work is less about repairing old fabric and more about upkeep at scale, and anything visible from outside needs to match an approved specification before we start cutting.

What that means on site

Four things Greystone asks for

  • The covenant is part of the job

    Fence material, height, stain color and where a structure can sit are usually governed. We will build exactly to the approved specification, but the approval itself is yours to obtain. We would rather wait for it than tear something out afterwards.

  • Bigger lots, more upkeep by volume

    More lawn, more bed length and considerably more mulch than a city lot needs. On this scale a regular maintenance arrangement is normally cheaper than calling somebody in twice a year to rescue it.

  • Newer is not the same as new

    A house built twenty years ago is not old, but it is old enough that deck boards, exterior caulking, cabinet hardware and paint are all coming due at roughly the same time. Catching that as maintenance is much cheaper than catching it as failure.

  • Outdoor space that actually gets used

    Patios, fire pits and outdoor kitchens on these lots get real use, which makes them worth building on a proper base the first time. A patio that settles is a patio that gets rebuilt.

No, and be careful of anyone who says they will. The submission has to come from the homeowner. What we will do is give you a written specification with materials, dimensions and colors set out clearly, which is normally what the review board wants to see attached to the application.
